The Kamenica project is a project of a modern, richly equipped, low-energy holiday home from the Boutique homes program. The building was conceived and designed as a building of simple lines, strong contrast and impeccably landscaped garden with outdoor kitchen, swimming pool and a truly irresistible sea view. The design solution simulates a laterally placed oyster – a coastal stone vessel in which “yellow gold” (olive oil), cheese and wheat were stored in this area, hence the name of the project. The project is located at the very edge of the construction zone directly on the demarcation line of the lower density construction zone and the green belt, which certainly increases its overall value. Useful and living space is divided into three floors (Po + PR + I) within which are designed fitness areas with showers, laundry, engine room and a spacious underground storage room while in the living area there is a spacious living room with a kitchen, a bathroom and four bedrooms with bathrooms, with beautiful sea views. In terms of investment, the project is extremely interesting to the investors due to the high return on capital gain and/or high annuity position, while the most interesting is the position of combined returns.
The project was prematurely concluded by an extraordinary decision of the Client after obtaining a valid building permit, which ensured a high return on investment and a full protection of the investment from any losses.
The project is an example of our management strategy with which we strive to maintain the return on invested capital and keep the investment “covered” at all times during the entire period of development of an individual project.
