The scope consists of five parceled plots of 1983 sq.m. – 2578 sq.m., which connects the access road 9 meters wide, in nature, constructed and prepared for asphalting. Part of the land is located in the built-up part of the construction zone, while the other part is included in the undeveloped part of the construction zone. In accordance with the conditions of PPUO Starigrad, in the undeveloped part of the construction zone there is no obligation to prepare UPU, which is certainly a mitigating investment circumstance.
Construction possibilities are defined by the type of buildings (type A and type B) of a maximum of 3 and 6 apartments per building. The minimum area of the building plot is 400 m2 for type A while for type B it is 600 m2. Coefficients of construction and efficiency are standard and allow very good construction conditions.
Due to the excellent location, only 100 meters from the sea and the beach, the coverage is suitable for the construction of high-end holiday homes.
Regardless of the fact that 20-25 holiday homes can be built on the scope, it is recommended to build 5 to 10 properties of higher quality, so that the location would not be overcrowded, and so that the value of the project would be significantly higher.
